Non-compliance isn't just an inconvenience — it's a federal liability. Here's what the standards actually require.
ADA Standards require one accessible parking space per 25 total spaces, up to 400 total spaces. Accessible spaces must be at least 8 feet wide with a 5-foot-wide access aisle. Van-accessible spaces must be 11 feet wide (or 8 feet with an 8-foot aisle). The surface must be stable, firm, and slip-resistant — concrete satisfies this requirement. The access aisle must connect to an accessible route leading to the building entrance.
An accessible route (sidewalk, path, walkway) cannot exceed a 2% cross-slope perpendicular to the direction of travel, and cannot exceed a 1:20 running slope (5%) without being treated as a ramp. Running slopes between 1:20 and 1:12 require handrails and edge protection. Florida's Building Code (Chapter 11) mirrors ADA standards but adds state-specific requirements for certain project types.
Curb ramps at crossings must include detectable warning surfaces — the raised truncated dome pattern that extends 24 inches in the direction of travel and the full width of the curb ramp (minimum 36 inches). The dome color must contrast visually with surrounding pavement. Maximum curb ramp slope is 1:12 (8.33%). We pour curb ramps in place and install cast-in or surface-applied truncated dome panels.
