Hernando County sits squarely in Florida's Sinkhole Alley — a region underlain by karst limestone that dissolves over time, creating voids beneath the surface. When that karst shifts, moves, or compresses, anything sitting on top of it moves too. Concrete slabs are rigid, so they crack instead of flexing.
Beyond the geology, Hernando County soils include a mix of clay and sandy fill that behaves very differently wet versus dry. In the wet season — May through October — clay soils expand under your slab. In the dry season, they shrink. That cycle of expansion and contraction puts constant stress on concrete that wasn't built with adequate control joints or a thick enough compacted base.
Not every cracked slab needs to be torn out. If the underlying concrete is structurally sound and the cracks are surface-level or at control joints, a proper repair and resurfacing can extend the life of the slab by a decade or more. When we see significant vertical displacement, active void formation beneath the slab, or widespread structural cracking, we'll tell you replacement is the smarter investment. We don't recommend repairs that won't last.
