Fast-draining Candler sand under the lots
Half of the 30 soil survey points inside the community are Candler fine sand, rated excessively drained, with Astatula fine sand at 3 points and Tavares fine sand at 2. Tavares is the wettest of the three, and even its water table stays about 127 cm down at its shallowest. Only 3 of 30 points carry an NRCS building limitation. That's friendly ground for a concrete driveway in Sugarmill Woods. Rain soaks straight through instead of pumping up under the slab.
Dry sand has its own catch, though. A bone-dry subgrade pulls water out of fresh concrete, so we dampen it without puddling and compact it before the forms go in, and we firm up the edges where the old slab's sod line left soft spots. Two of the 30 points fell on the steeper 5 to 8 percent Candler slopes. On a sloped lot we change how we pitch the slab and space the joints. The spec we start from is on our concrete driveway and walkway page.
