Concrete contractors in Dade City: which office permits your lot

The city has its own Building Department on Meridian Avenue, with a certified building official and two inspectors. Inside city limits, that's where a driveway, slab or patio permit goes. The office takes drop-offs until 5:00 PM but processes no payments after 4:00 PM, so plan a late visit around that. The city wants a notarized permit application, and its online portal is the preferred way to apply. Step outside the city line, into the Dade City North area along US 301 and US 98 or anywhere else in unincorporated Pasco, and Pasco County Building Construction Services handles it instead.

Two more points. Outside the city, Pasco's own sheet on when a permit is not required exempts small sheds and most fences but does not list concrete slabs, driveways or patios as exempt. And on either side of the line, a Notice of Commencement gets recorded once the contract tops $2,500. Not sure which side you're on? A new apron onto a Pasco County road

A new driveway onto a county road needs Pasco County's Driveway Connection Permit before anyone works in the right-of-way. The form sets the driveway at a minimum of 12 feet and a maximum of 24 feet wide, with flared ends. You submit two copies of a site plan, the county notes on the permit whether a culvert is required and what size, and the driveway has to be marked or flagged for the culvert inspection.

Timing is written in too: notify the county at least one day before starting, and finish within 180 days or the permit is void. The driveway itself runs $8 to $14 per sq ft, about $4,000 to $9,800 for a two-car size; a 12 by 60 foot single-lane run from a county road is 720 sq ft, so $5,760 to $10,080. Placid sand pockets and the lakes inside city limits

Lake fine sand is the most common soil we found around Dade City: 10 of 30 sample points inside the city and 20 of 30 in Dade City North, all excessively drained. Arredondo fine sand (3 points) and Tavares sand (3 points, water table around 145 cm at its shallowest) round out the dry ground. The exception is Placid fine sand, a wet, very poorly drained soil with a water table that can reach the surface, found at 4 points and rated very limited for building by USDA.

Placid is a depressional soil that sits in low spots, and Dade City has the water to go with it: Bailer, Hester, Indian, Tank and Tobe lakes all sit inside that boundary, and Georgelva Lake is in Dade City North. Of those sample points, 24 were FEMA zone X and 6 were zone AE. On a low lot we raise the pad on compacted clean fill and slope it away from the house. If any part of the parcel is in a flood hazard area, the state's under-$7,500 permit exemption does not apply.

Replacing driveways and slabs on 1980 homes

The median home here and in Dade City North was built in 1980, so half the homes here are more than 45 years old. If you're calling concrete contractors in Dade City about an original driveway or garage floor, the signs to point out are cracks that have opened and stepped, a sunken section by the street, or pitting at the garage door.
