Hernando County: the service area around Brooksville
Thirteen of the 21 towns on this map are in Hernando County, and unincorporated Hernando is permitted by the Hernando County Building Division. Each town page covers what's different there.
- Brooksville: the city runs its own building division, so a Levy Code check comes first.
- North Brooksville: US 41, US 98 and SR 50A meet here, and farm-zoned frontage lots carry a 125 ft setback for accessory buildings.
- South Brooksville: the one Hernando place in our sample with zone AH, shallow ponding ground.
- Hill 'n Dale: every flood sample point was zone X, on fast-draining ridge sand.
- Masaryktown: sits on its own soil series, Masaryk very fine sand.
- Brookridge: a manufactured-home community on Candler fine sand, all zone X.
- High Point: mostly manufactured homes along Cortez Blvd, with 18 subsidence reports on file.
- Ridge Manor: the Withlacoochee River puts 13 of 30 sample points in zone AE.
- Spring Hill: holds 204 of Hernando's 315 subsidence reports and the regional airport.
- North Weeki Wachee: soil and flood zone can change from one lot to the next.
- Weeki Wachee: dry Paola sand by US 19, while every Weeki Wachee Gardens sample point is zone AE.
- Timber Pines: Evergreen Village needs two committee approvals, even to stain a driveway.
- Hernando Beach: every sample point is in zone AE or VE, so small slabs need permits.
