Inverness on the envelope, Citrus County on the permit
A lot in Inverness Highlands South can carry an Inverness mailing address and still sit outside the city limits. Citrus County sends only parcels inside the City of Inverness to the city's building department. Everything else in this Census place, from Lake Inverness and Little Lake Inverness down along US Hwy 41 and State Hwy 45, goes to the Citrus County Building Division at the Lecanto Government Building, and every county permit runs through the Accela portal.
Settle that before anyone fills out a form. The city has both owner and contractor sign its own application, and it keeps its own fee schedule. Start a file at the wrong desk and all you get is a delay. We look the parcel up at the estimate so the application goes to the right office. If your address does fall inside the city, our Inverness page covers that side, and the permit guide for Hernando, Citrus and Sumter lays the three county offices side by side.
Candler and Lake fine sand south of the lake
USDA soil survey points sampled inside Inverness Highlands South came back Candler fine sand at 15 of 30, Lake fine sand at 5 and Arredondo fine sand at 4. NRCS lists Candler and Lake as excessively drained and Arredondo as well drained, and rates all three "not limited" for homes without basements. Rain disappears into this ground fast.
Fast-draining sand carries a slab well once it's packed, but loose and dry it shifts. Truck tires rut it, and a slab edge set on fluffed sand can drop after a storm washes the fill out from under it. We strip sod and roots, compact the sand in lifts while it's damp, and keep fill within the 24 inch limit the Florida Building Code sets for clean sand under a slab. On hot mornings we wet the subgrade so dry sand doesn't pull water out of the fresh mix, without leaving puddles.
Two of the 30 points hit Sparr fine sand instead, somewhat poorly drained, with water as close as about 59 cm down at its shallowest. If one corner of your yard stays damp after rain, show us. We dig a test hole there before the base and thickness go on the quote.
